Roof Leak Repair at Child Care Facility in Tyler, TX

Taking Care of What Matters Most — A Leak at a Child Care Center

When we got the call from a local child care facility owner in North Texas, he was understandably concerned. A leak had formed in his building — a place where safety, cleanliness, and reliability are non-negotiable.

After our initial inspection, we quickly discovered the root of the issue. The leak was forming due to trapped water underneath cracked asphalt tar. This is a common issue in aging flat roofs, especially those with layers of patchwork over time. The tar had deteriorated, and water was slowly working its way in.

We also noticed a disconnected gas-powered hot water heater sitting unused on the roof, complete with a vent pipe no longer in service. It was an eyesore — and more importantly, a potential hazard during future storms or inspections.

The Plan: Repairing the Roof and Clearing the Clutter

We walked the client through our findings and offered a clear path forward:

  • Remove the old hot water heater and vent pipe
Since it was no longer in use, the safest option was to disconnect, remove, and haul away both the water heater and the gas vent completely. Removing unused equipment also improves drainage patterns and roof integrity.
  • Cut out the damaged roofing section
We removed the affected panel, cleaned the surrounding area, and cut away deteriorated materials down to a clean substrate.
  • Install new roofing panel and flashing
We installed fresh, watertight materials over the repaired area using proper adhesives and flashings to prevent future ponding or moisture buildup.
  • Full roof seal and inspection
Once everything was secured, we ran a final inspection and ensured all surrounding areas were sealed to protect against future water intrusion.

The Result: Leak-Free and Worry-Free

The client was relieved to know that the issue was handled quickly and correctly. For a business that cares for children, peace of mind goes a long way.

With the old equipment gone and the leak resolved, the building is once again dry, safe, and ready for whatever North Texas weather brings next.

Why Projects Like This Matter

In our experience across Dallas–Fort Worth and East Texas, we often see aging flat roof systems that have been patched repeatedly without addressing the underlying problem. Trapped moisture, outdated roof penetrations, and poorly sloped drainage all lead to long-term leaks.

Removing unused equipment like a hot water heater or vent pipe not only helps your building look better — it also reduces weak points in the roofing system.

If you manage or own a facility like this — whether it’s a school, child care center, office, or retail space — regular inspections and proper repairs can save you thousands in the long run.
